Plot (Context and Setting)
HNK – Het Nieuwe Kantoor – is a multi-tenant office concept offering flexible workspaces and offices to fast-growing companies. Located in the heart of Utrecht, near the central station, this location was fully renovated by Unscripted under a design + build commission. The aim: to create an inspiring environment that supports growth, flexibility, and connection.

Characters (User Groups)
Users range from scale-ups and freelancers to project teams and evolving companies. All seek a workplace that is adaptable, welcoming, and professional. The design needed to respond to this fluidity while reinforcing the building’s collective identity.
Storyline – A Dynamic Landscape to Work In
The design takes its cue from the natural process of cell division. Like a biological cell, the spatial layout consists of a nucleus, a membrane, and the cytoplasm around it. These zones represent varying degrees of openness and activity. Abundant greenery, organic forms, and rich textures create a space that feels both calm and vital.

Scenes (Design Translated into Form)
The interior is composed of soft layers and spatial transitions:
01 The nucleus – the central staircase forms the green heart of the design. Filled with plants, it creates a vibrant link between floors and a natural transition between surrounding zones.
02 The membrane – semi-transparent zones for casual encounters and interaction.
03 The cytoplasm – a lively outer layer of flexible workspaces, lounges, and greenery allowing adaptability.
